Major Foley Development Projects Await Commission Decision

Foley, Ala. – (OBA) – Developers face an uphill battle to get city approval for a 37-acre vacant parcel near the Tanger Outlets to build a mixed-use project containing townhomes as well as commercial space. Staff will recommend the Foley Planning Commission deny the application.

 

The property is located in the northwest corner of South Juniper Street and East Pride Drive and just east of State Route 59. As the proposal stands, the Nickel Creek Development is planning for 94,154 square feet of commercial and up to 48 units and 35 townhomes.

 

The commission will consider the request in a work session on June 12 and its regular session on June 19. Both meetings will be at city hall in council chambers.

 

During the meeting, the commission will also discuss:

  • A request for a minor subdivision of .42 acres and two lots located north of Sixth Avenue and west of South Oak Street. Staff will recommend approval.
  • Adding 10 lots to the Cedar Grove Mobile Home Park located at 1120 E. Laurel Avenue. Staff will recommend this request be denied.
  • Approval of a minor subdivision in the Bell Vista Townhomes of 2.25 acres and two lots located at 105 Cody Lane for the Mark Lazar Intervivos Trust. Staff will recommend this request be denied.
  • Approving a minor subdivision in the Satsuma Two subdivision with 1.37 acres and two lots located at 410. W. Persimmon Ave. at the request of Charles Guy.
  • Preliminary approval of additional townhomes in the Live Oak Village located west of North Cedar Street and west of Peachtree Avenue. The development has 8.23 acres and 20 lots. Staff will recommend approval.
  • Extending a site plan for Element Townhomes for a third time for 36 acres at 20324 Miflin Road located behind the Lowe’s Home Improvement store. Staff will recommend denying the request. Staff will recommend denying the request.
  • An amendment to the subdivision regulations regarding street trees.
  • An amendment to an ordinance addressing residential development buffer zones. This item is for the work session only.

Orange Beach, Ala. – (OBA) – Orange Beach will take a new city ordinance to further prohibit “commercial activity” on beaches, shorelines and waterways in the city. “There have been some business licenses that have come through recently that we needed some clarification on,” Deputy Coastal Resources Director Nicole Woerner said. “We just don’t want our beaches to be overrun and our waterways with people just selling and doing all kinds of things.”
