Orange Beach Planning Commission Revisits 45-Acre Subdivision Proposal

Planning Commission to Discuss Oak Shores and Other Projects
Orange Beach, Ala. – (OBA) – A plan receiving an unfavorable recommendation during the May session of the Orange Beach Planning Commission is being resubmitted to the panel and will be discussed at the July 8 meeting.
Lawyer Daniel Blackburn wants to subdivide 45 acres into 76 single-family lots on a parcel located in the northwest corner of the intersection of Canal Road and Sampson Avenue.
The main problems commissioners had with the Blackburn request in May were a 60-slip marina, the lack of parking for the marina and easement problems on the west side of the property for an access road. In 2018, Blackburn requested 50-plus vacation rentals on the property, but the city council has been staunch in rezoning residentially zoned areas to vacation rentals “to preserve the sanctity of neighborhoods” and turned the plan down.
The name for the development is planned to be Oak Shores.
During the meeting, the commission will also discuss:
- A request from Victor Ditta to combine three lots located on Hideaway Street in an area zoned single-family residential and south of Marina Road.
- A request from Robert Wade to combine two lots at 27422 Road and is zoned single-family residential.
- A site plan approval for a four-tenant/storage building at 4397 Money Bayou Drive in an area zoned general business.
- A site plan approval for a 21,000-square-foot building for the Coast Engineering Research Station for Auburn University on city property east of Sportsman Marina and on Terry Cove.
